What Types of Siding Do We Wash?
We wash virtually every residential siding type common in Northern Virginia:
Vinyl Siding
Vinyl is the most common siding material in newer suburban homes across the NoVA area, and it shows biological growth readily. That green or black discoloration you see on the lower portions of vinyl siding panels — often more pronounced on north-facing and shaded walls — is almost always algae or mildew. We use a soft wash approach for vinyl: lower pressure combined with appropriate cleaning solutions that kill the organic growth at the root rather than simply rinsing the surface of it.
Wood Siding
Painted and stained wood siding is common on older homes throughout communities like Clifton, Occoquan, and parts of Fairfax Station. Wood requires extra care — improper technique can raise the grain, force water into seams, or damage aging paint. We assess the condition of the wood and paint before washing and calibrate our approach accordingly.
Stucco
Stucco surfaces are porous and can hold moisture, which makes them particularly prone to algae and mildew staining in Virginia’s climate. Soft washing is almost always the right call for stucco — high pressure can erode the surface or open small cracks. We clean stucco surfaces carefully to remove biological growth without damaging the finish.
Fiber Cement (Hardie Board)
Fiber cement siding like HardiePlank is increasingly common in newer Northern Virginia construction and remodels. It’s durable, but it still accumulates mold and algae, particularly in its lower courses and in shaded areas. We wash fiber cement with the same care applied to painted wood, using soft wash techniques to clean without compromising the paint film.
Soft Washing vs. High Pressure: Choosing the Right Approach
One of the most common misconceptions about house washing is that more pressure equals better results. In reality, matching the cleaning method to the surface is what determines how effective and how safe the wash is.
Soft washing combines lower water pressure (typically under 500 PSI) with biodegradable cleaning solutions that break down mold, mildew, algae, and the organic material they feed on. The surfactants do the cleaning work; the water rinses the surface clean. Soft washing is the right approach for most residential siding — vinyl, wood, stucco, fiber cement, and painted surfaces of all kinds.
Pressure washing uses higher pressure (1,500–3,000 PSI or more) for surfaces that can handle it and benefit from the mechanical force — concrete driveways and walkways, brick pavers, and heavily fouled hardscapes. We use pressure washing selectively on house exteriors, primarily for foundation areas, masonry, and concrete elements.
The right choice depends on the surface, its condition, the degree of soiling, and what the homeowner plans to do next. If painting or staining follows the wash, soft washing is almost always the appropriate method.
Why Mold and Mildew Are Worse in Northern Virginia
Virginia’s climate is a significant factor in how quickly biological growth returns to a cleaned surface. The combination of warm temperatures, high humidity, abundant rainfall, and heavy tree canopy in so many Northern Virginia neighborhoods creates conditions that are essentially ideal for mold, mildew, and algae growth. Homes in wooded communities — Burke, Clifton, South Riding, Nokesville, and similar areas — tend to see growth return faster than homes in more open subdivisions because shade keeps surfaces damp longer.

Proactive exterior washing, typically on a one-to-two-year cycle, is the most practical way to stay ahead of biological buildup before it becomes severe enough to affect the underlying surface.

A clean, dry, well-prepared surface allows paint and primer to adhere properly.
