Power Washing

We use appropriate pressure settings for the siding material — enough to clean thoroughly without damaging wood or vinyl — and we allow adequate drying time before any prep work begins. Virginia’s humidity means we’re always watching moisture content before we move forward.
Scraping Loose Paint
Old, peeling, or flaking paint has to come off. Painting over it is a shortcut that results in premature failure. We methodically work through all exterior surfaces, removing any loose or failing paint down to a sound substrate. On older homes throughout Manassas, Fairfax, and Burke, this step can be extensive — especially on older wood siding or around window frames that have seen years of water intrusion.
Priming Bare Areas
Any bare wood or metal exposed during the scraping process gets spot-primed before topcoats go on. Primer improves adhesion, seals porous surfaces, and ensures the finish color goes on evenly. On surfaces with significant bleed-through from tannins or staining, we use stain-blocking primers to prevent discoloration in the finished coat.
Caulking and Sealing
This is one of the most important — and most overlooked — steps in any exterior painting project. Gaps around windows, door frames, where siding meets trim, and at corner boards are entry points for water. We caulk every joint and seam with paintable, weather-resistant caulk. This keeps moisture out and helps the paint job last significantly longer. In older homes especially, the caulking step can reveal a lot about how well the home has been maintained.

Once prep is complete, we apply the finish coats using professional-grade exterior paints suited to your specific siding material and exposure conditions. We use a combination of brushes, rollers, and airless sprayers depending on the surface type and detail level. Trim and architectural details are typically back-brushed by hand regardless of how the field coats are applied, ensuring proper coverage and adhesion in all the right places.

Colonials are common throughout Fairfax County, Prince William County, and Loudoun County — these typically have wood or vinyl siding, and they feature shutters, divided-light windows, and classic proportions that reward careful trim work. Winter painting is generally not recommended for exterior work, though mild stretches can allow for some projects when conditions are right.
